Toowoomba land in Harristown sells for $1.895m through Hot Property, units floated for future use

A massive parcel of land close to the centre of Toowoomba has sold for nearly $1.9m, with agents giving a hint as to what the block could become.

More units could be built close to the Toowoomba CBD, after a developer snapped up a massive parcel of land on James St in a near-$1.9m deal.

The 4500sq m double-block site improved by only a small dwelling on James St in Harristown was sold through Hot Property for $1.895m.

Not only is the parcel less than two minutes from the centre of town, it is two doors down from where the new Officeworks is being built.

According to RP Data, the deal is better than any land sale across Toowoomba in 2024.

Lead agent Jack Connolly said the price was informed by the block’s large size and location.

“For the price it achieved without a development approval (is significant), it was just the due diligence report (that assisted),” he said.

“The reason it’s achieved that price is the size of the land and where it is.”

Mr Connolly said while there was potential for both residential and commercial opportunities on the parcel, the purchaser was reportedly looking to develop medium-density housing like units.

“The plans there are basically for a residential unit development,” he said.

“I’d love to see it become disability housing, but that’s just speculation at this point.

“The due diligence report (attached to the parcel) said any residential development was code-assessable to 16 units, which is providing more for smaller units.”

Mr Connolly said the injection of new units, either general or specialised, would be a big boost for a city still struggling with low rental vacancy rates.

“It’s going to solve such a problem for the city — the discussions are around housing, which is a space not being catered to,” he said.

“We’ve got a crisis in Toowoomba with housing, I reckon it could be 16-24 units.”
