Buyers living interstate bought an Oakleigh house today before even stepping foot inside the property.
The state is on track for another Super Saturday with 1492 auctions expected this week, after a 64 per cent clearance rate was recorded from last week’s 1097 auctions.

PropTrack economist Anne Flaherty said the 1452 Greater Melbourne homes slated to go under the hammer week was 33 per cent higher than the same time last year.
“Buoying auction volumes is the expectation of a more stable interest rate environment, which looks to be supporting a recovery in seller confidence,” Ms Flaherty said.
AUCTION REPLAYS AND RESULTS
4 PRINCESS ST, OAKLEIGH
Six bidders registered for the auction of a house at 4 Princess St, Oakleigh, which sold for a sum $112,000 above the reserve today.
The three-bedroom Edwardian-style home attracted a crowd of between 50 to 60 people as it went under the hammer.
Ray White Oakleigh’s Jonathon Eaves said three buyers ended up participating in the auction.
Both the winning bidder and underbidder took part remotely, with the purchasers based in Sydney.
Mr Eaves said they were planning on moving to Melbourne and had family and friends inspect the house prior to the auction, but had never actually set foot inside themselves.
The residence sold for $1.19m against a $1.078m reserve.
Mr Eaves said that in general, auctions and inspections were about 20 per cent busier now compared to November and December last year.
“We’ve had quite a few auctions since mid-January and they’re all performing well and we have three to four bidders at most campaigns,” he said.
“We are noticing that for properties priced below $1.5m, they are doing quite well at the moment as there’s a lot of buyers from them.”
8A KONRAD ST, BENTLEIGH EAST
A family who purchased their first home were “rapt” to win the keys of a Bentleigh East townhouse today.
Three bidders battled it out for the four-bedroom home at 8A Konrad Street, which was being sold by investors.
Listed with a $1.275-$1.4m price guide, bidding began at $1.2.
Ray White’s Nick Strilakos said the bidding only lasted for about 10 minutes with “good energy” in the crowd.
The home sold for $1.42m.
Mr Strilakos said the three bidders consisted of an investor and two sets of first-home buyers.
“The family who bought were rapt,” he added.
87 THE ESPLANADE, TAYLORS LAKES
A $1m bid kicked off the auction of a Taylors Hill house today.
The four-bedroom home at 87 The Esplanade, was built by the owners in 2012.
Barry Plant Taylors Lakes partner and auctioneer Andrew Koulaouzos said the abode “was ahead of its time” and had been kept in “immaculate condition” with a double and single garage, pergola and spa among the features.
Bids came in thick and fast before Mr Koulaouzos had a chance to declare the home was on the market at the $1.1m-$1.15m mark.
Offers varying from $500-$10,000 were made, with another Barry Plant agent on the phone to one of the bidders, who was driving while taking part.
Mr Koulaouzos encouraged the man to stop driving and park as the auction continued.
At another point, the bidder hung up to call his wife while another buyer claimed he was “110 per cent” done with bidding before changing his mind and jumping in with a follow-up offer.
The house sold for $1.14m to a bidder who was at the auction in-person.
13 AYLWIN AVE, BURWOOD
Five bidders drove competition for a house at 13 Aylwin Ave, Burwood, at a fast-paced auction today.
HEAVYSIDE Boroondara’s Steven Zervas described the four-bedroom as located “at the Paris end of Burwood”.
He said the family who had lived in the home for 24 years had “tastefully renovated” and extended the property.
Bidding began with a $1.7m offer for the abode which was listed with a $1.75m-$1.9m asking range.
Offers quickly escalated in bids as large as $75,000 before the residence was announced on the market at $2m.
The home ended up selling for $2.26m, a sum $1,960,500 higher than the $299,500 the owners originally paid for it.
3/3 CAROL GROVE, TULLAMARINE
A three-bedroom unit in Melbourne’s northwestern suburbs sold above expectations today.
The home at 3/3 Carol Grove, Tullamarine, was advertised with a $480,000-$525,000 price guide and described as “ideal for downsizers, first home buyers or investors”.
Multiple bidders saw the unit sell for $641,000 – a number $115,000 above the asking range’s upper limit.
The property features a kitchen with new appliances and a dishwasher, plus a private courtyard, laundry and another separate outdoor area.
The garage is can be accessed from both inside and the courtyard.
