Plans for a redevelopment of a 650sq m Barwon Heads block bought in 2021 for more than $2m have been lodged with council. See the designs.

Plans for a $1.25m overhaul of a north-facing Barwon Heads block have been submitted to Geelong council.

A single-storey brick house at the corner of Jasper Ave and Geelong Rd, opposite the Barwon Heads Tennis Club, would be knocked down to make way from the proposed development.

The property, walking distance to Barwon Heads town centre, sold for $2.025m in late 2021, according to realestate.com.au.

If the City of Greater Geelong approves plans for the 650sq m property it would be split into two lots where a four-bedroom, two-storey home would be built on each.

“The proposed dwellings will not be visually intrusive and will provide an outcome that safeguards the landscape character of the area through the proposed built form and selection

of materials,” a report prepared by Tract consultants for planning application reads.

“The proposal provides a site-responsive design and allows for modest residential growth which responds directly to the provisions of state and local planning policy and complying with the Greater Geelong Planning Scheme.

“The open plan interior provides a modern living space that maximises north facing aspect while simultaneously opening onto an alfresco outdoor space.

“The dwelling provides an excellent level of internal amenity while respecting the surrounding landscape through its design and materiality drawing on light sand colour brick cladding, natural limestone, clear glazing and grey concrete render and timber fencing.”

The property is about 15.3m wide and 42.7m long.

After the proposed development the homes would be about 7.8m high and set back about 6m.

The redevelopment plans are on public exhibition online until March 20.
