Cairns real estate: Pinecrest Mount Peter approvals for huge subdivision

A CRITICAL trigger has been pulled as developers wheel in heavy machinery for one of the city’s biggest subdivisions in decades.

The Pinecrest estate in Mount Peter now has a structure plan approval for 883 lots and the effective go-ahead to start work on Stage 2 of its Rocky Creek precinct.

It has been a three-year journey with Townsville-based developer Frederik Kroymans – who comes from a family dynasty of Ferrari and Aston Martin distributors throughout Europe – eager to get construction under way.

“We only have three lots left (in Rocky Creek Stage 1) and we already have a huge list of people interested in Stage 2 and even Stage 3,” he said.

“Everything is going really well and we hope to have everything pretty much completed by Christmas, with maybe a bit of tidying up in the first weeks of January.”

Stage 1 of Rocky Creek has already begun with pillars and footings down for a new bridge and groundwork under way for 46 home sites.

Cairns Regional Council’s latest decision means work can start on the next 34-lot stage after the wet season, including new roads and a park, with only an extra operational works approval pending.

The overall plan has changed since its inception when only large, sprawling lots were envisaged.

The council was not having a bar it, arguing the plan fell drastically short of the housing density yield it had set for the Mount Peter population growth corridor.

Mr Kroymans said a compromise had been made, with flexibility in housing design able to increase density in some areas while maintaining 2000sq m blocks in others.

A retirement village planned for the aptly-named Margaritaville precinct should bump up the numbers enough to keep the large-lot ethos.

“What I don’t want is those small boxes. I think it’s horrible in a tropical climate where people move for the lifestyle and end up basically living in their neighbour’s backyard,” Mr Kroymans said.

It remains to be seen exactly how the entire new community will come together.

In Kewarra Beach, developer Darren Halpin is building his new The Palms estate around a winding network of bicycle and walking paths, a vast central park and other attractions to break up the residential subdivision.

Cardno Cairns manager Robert Wheeler, who has been overseeing the project’s engineering and design, said work on a Pinecrest masterplan was also under way.

Bike paths, beautiful open space and other features were all on the cards.

“There’s a lot of exciting stuff,” Mr Wheeler said.

“It’s taken three years to get to this point and it hasn’t been an easy task, but it’s all happening now.”
