Hall St Bondi: Bondi Beach Ventures propose eco-friendly apartments, retail project
A bold new development featuring apartments and retail space has been proposed for the heart of Bondi, complete with sweeping views of the iconic Bondi Beach.

Bondi is set to welcome a new luxury development with a bold new multistorey project proposed for Hall St.
Bondi Beach Ventures, the developer spearheaded by Eduard Litver of Capit.el Group and Allen Linz of Rebel Property Group, has submitted plans for eco-forward building featuring ground floor retail space and apartments just a block back from Bondi Beach.
The development company previously made its mark on the rapidly transforming eastern suburbs with Pacific Bondi, a luxury five-storey development on Campbell Pde consisting of a retail ground floor, apartments and QT Bondi hotel.
Now the developer has submitted plans to Waverley Council to amalgamate 36 and 38 Hall St for a 892 sqm four-storey building with basement parking, shops and apartments with expansive front-facing balconies and ground floor courtyards.
The developers have enlisted architecture firm Embece – known for its natural and organic design – to work on the building.
Plans show the development will bring in elements of the natural world using curved facades, along with strong eco credentials, to bring the new project to life.
“Our design is a direct response to the character of the place. It maximises the vibrant neighbourhood character of Bondi and makes great places for people to live,” the plans said.
“Our approach is a response to one of the most memorable characteristics of the site, the way that the large street trees of Consett Ave create a moment of landscape calm in the hard edged character of Hall St.
“We are proposing to draw this landscape into the architecture of our building, extending it around the corner and into Hall Street, bringing new biodiversity and life into the street.”
In response to the ongoing transition of the Hall St precinct – council has placed plans to create a bike path on Curlewis St linking to Bondi Junction on exhibition – the developer said the new complex was in keeping with the character of the area.
Council is also currently on consultation to make Hall St one way for a 12 month trial.
“Owing to the fact that the place is in such flux … we have developed our design in consideration of both the existing context but also the desired future character,” the plans said.
Campbell Pde and the surrounding streets have seen significant transformation in the past five years from new developments.
Several other projects are currently in the works including Bondi Boheme by TOGA and The Drift, a newly-built luxury apartment block on the corner of Hall St and Gould St.
Earlier this year a controversial housing development planned for Gould St which had been previously rejected by Waverley Council was given the tick of approval after removing a fourth floor.
