Bellevue Hill: Formspace plans seniors complex in O’Sullivan Road
Three seniors living developments have been proposed in as many months for the eastern suburbs. We exclusively reveal the plans for the latest project which is targeted at the top end of town.

A high end property developer has its sights on a prime piece of real estate backing onto the Woollahra Golf Course with the intention to transform it into a luxury seniors complex.
Formspace, the developer behind the newly completed project at 23 Gilderthorpe Ave in North Randwick, is in the process of lodging the $11.4 million development application with Woollahra Council.
The proposal for 117 O’Sullivan Rd, Bellevue Hill is designed by acclaimed architect Luigi Rosselli.
It will include 10 apartments ranging from a 141 sqm two bedrooms with a study up to a 213 sqm three bedrooms plus a TV room.
The four storey proposal will appear as two semi detached homes from the street. The height is compliant and significantly below that of the sprawling mansion currently occupying the site.
Formspace only acquired the land in July and director, Greg Bachmayer the company is already ready to make the vision a reality.

The proposed design takes its cues from local P & O Art Deco architecture and the project will be complemented by a William Dangar landscape design.
Brad Caldwell-Eyles, managing director of 1st City Projects, said he believed buyers would be lining up for a project of this calibre.
“Luigi Rosselli is clearly the go-to choice architect across the east, if not Sydney and beyond,” Mr Caldwell-Eyles said.
“His design and considered humanistic lines are highly sought after and we often hear from buyers that ‘we will only purchase in a Luigi project’.
“The position of 117 is perfect for the luxury seniors purchaser – ideally situated to eateries, shopping, sports, harbour, beach and transport.”
The proposal comes hot on the heels of two other seniors developments earmarked for the eastern suburbs.
A $6.6 million senior project is planned for Kimberley St in Vaucluse and another of the same value is proposed for Newcastle St, Rose Bay.
