Developers behind a monumental plan for a multistorey residential tower in Sydney’s eastern suburbs are pleading with the NSW Government to support the proposal, after a local council refused to approve it.
Edgecliff Central has submitted a rezoning review application for a 12-storey mixed-use development at 136-148 New South Head Rd, Edgecliff. The plans feature a total of 41 apartments, above a series of shop and four levels of commercial office space.
“The proposal aims to provide for retention and enhancement of the site’s employment
generating capacity by protecting and refurbishing the existing heritage item and providing a podium with 3-4 levels of commercial floor space including ground floor,” the planners for the project said.

“The ground level of the street frontage will be activated by food and drink premises and retail uses.
“Above, a tower will provide high quality contemporary apartment living, attractive to both investors and owner occupiers, particularly those households seeking to downsize.
“Providing more apartments suitable for downsizers has a positive outcome by increasing the supply of housing available for families seeking a house and garden lifestyle.”
Planners said the project would result in community infrastructure and “affordable housing” at the site, housed directly opposite the Edgecliff railway station and bus interchange.
Despite council staff recognising “site specific merit” for the proposal — recommending its approval to councillors and the Woollahra Local Planning Panel — developers were forced to submit a rezoning review application this month after councillors failed to indicate support for the project.
the rezoning review will be assessed by a NSW Planning delegate before a gateway determination will be decided on.
