Warriewood: Artist impressions reveal 43 dwellings planned as part of $31m development

A multimillion-dollar mixed residential development with 43 dwellings has been proposed for Warriewood by Knowles Group, an aged care developer which owns Arcare next door.

An “innovative” aged care home developer called Knowles Group has revealed plans to expand its portfolio with a proposed $31m mixed residential development with 43 dwellings at Warriewood, dubbed the “Mimosa”.

The land proposed for the residential development is already owned by Knowles Group and neighbours Arcare Warriewood Aged Care which is located moments from the beach.

While the developer lodged an application to Northern Beaches Council in May, off the plan apartments at 25 to 27 Warriewood Rd are already being advertised online for as much as $1.8m for a three-bedroom apartment.

The project will include construction of three-storey apartment building with 32 units and a basement carpark.

It will also contain 10 semi-detached homes and a detached house, community title subdivision, a new internal laneway, associated landscaping and site works.

The apartment building will be made of one, two and three-bedroom units and will have a basement carpark with 71 parking spaces.

Between the apartment building and houses, there will also be a “large common open space”.

Some of the semi-detached and detached dwellings are set to have their own garages and storage units.

If approved, the development will be built on a 8177 sqm site on a lot which is part of an approved subdivision which is bound by Warriewood Road and Lorikeet Grove.

Documents submitted to council on behalf of Knowles Group conclude the proposed development “is worthy of council support”.

The Manly Daily requested a comment from the developer but is yet to receive a response.

Real estate agency Domain Residential is selling the off-plan apartments being proposed.

Agent Julianne Grant shared said the development provided affordable living options for the area.

“The development will provide affordable value housing through apartments and townhouses for both downsizers and people wanting to get into the market so it has a range from one, two and three bedroom apartments,” Ms Grant said.

“It’s been built by the Knowles Group who built Arcare next door. They’re a national company that build five-star aged care facilities so on one side of the development there’s the aged care home, on the other side there are house and land packages.”

She said the project wasn’t new and had been in the making for a couple of years.

“Some of our main selling points are the fact that it has been designed for first home buyers trying to access the market and then there’s the green space around the development which really provides a sense of community.

“The developer has been respectful of the environment, it’s not a built up area. It’s designed to be part of the space, not an eyesore”.

Public submissions opposing the development are yet to be received by the council.
