Tallest building: Wagga Riverside apartments set to build 17-storey residential tower

A multimillion-dollar development proposal in the Riverina will see the region welcome the tallest residental tower if it’s approved.

The multi-million-dollar Riverside apartments proposal — set to build the highest residential tower in Wagga — is one step closer to reality with the council recommending the project’s approval.

The $21.2 million redevelopment of 11 Sturt Street is set to have a 17-storey residential building with three levels of parking and 14 storeys of residential accommodation.

It would also have one six-storey building with one level of commercial tenancies and five storeys of residential accommodation.

In total, the project would have 67 apartments, two penthouses, and 91 carparks.

In a report released this week, council operations recommended approving the development with a major reason being that it is in a strategic and prime location that would significantly redefine the precinct.

The design uses “complementary materials and architectural features linking the Sturt Street streetscape to the existing historical character” of the site, the report said.

The development, which is in a conservation area and close to a number of heritage-listed items, would provide active frontages and better integration of Sturt Street, Cadell Place and the Riverside walking track and levee bank.

Other key issues assessed included height of the building, access and parking and proximity to the river.

Shaun Lowry, director of Fitzpatrick’s Real Estate, the agent for the apartments, said approval would give people confidence.

“We’ve gone through the process a couple of times with revision to achieve a product that council would like,” Mr Lowry said.

“Getting it green lit wouldn’t be just for us, but for the developers, the builders and people securing apartments.”

Asked about the expressions of interests in the apartments, Mr Lowry said that while some had been waiting to see the council’s decision, they had been supportive.

“They’re hoping for no hiccups now — we’ve had close to 8000 views online, 200 early registrations on our website and three have been sold,” he said.

“We’re slowly building momentum.”

The development’s applicant Paul Ludlow has been contacted for comment.

The application also cited the development as being aligned with the council’s Riverside Strategic Master Plan, which aims to reinforce the relationship between the Murrumbidgee River and the city.

The development was originally lodged in May 2018 as a mixed-use development that included one residential tower of 65 apartments.

During the previous public exhibition, it attracted 16 submissions in favour and two against. Wagga City councillors will vote on it next Monday.
