Nowra: $79m plus suburb plan moves to next stage at Shoalhaven Council

A NSW south coast town could soon see thousands of new homes and residents appear, with a colossal $79m or more, decade-old plan to construct a low to medium density residential and commercial urban area.

A decade-old $79m plus plan to bring an entirely new suburb to a NSW south coast town will be put to the community after a regional council unanimously voted to move the mega plan to its next stage.

The plan named the Moss Vale Rd North Urban Release Area, would see between 2000 and 2500 homes built outside Nowra and could see upwards of 5750 people move to the town.

The major subdivision development – which currently sits with the Shoalhaven Council – would see the massive 266 hectare block north of Moss Vale Rd transformed into seven smaller blocks, each holding low-density residential dwellings, medium-density residential dwellings, a business park, commercial land for retail, parks, bridges and more.

Development papers tendered to council describe the plan as a “highly desirable residential area providing a variety of lot sizes, dwelling types, styles and densities to meet a range of budgets”.

The papers also state the suburb’s diverse range of housing would cater to first-home buyers, downsizing retirees and young families.

Shoalhaven Council unanimously voted at their ordinary meeting on Monday to place the suburb plans on public exhibition and allow community submissions for and against the current plans.

The development was originally posed to Shoalhaven Council in 2014, with council working with the land owners at the time to move forward with the creation of the suburb.

However, 80 hectares of the property were sold in June 2021 to new developers Newquest Property, who has since been liaising with Shoalhaven Council.

Shoalhaven councillor John Wells previously labelled the plan as “the most important subdivision in 50 years”.

“It will become a billion dollar investment for residents of the city; infrastructure and housing provision will debatably add another half a billion to that,” he said.

Construction of the subdivision, roads, pathways, shopping mall named the “Village Centre”, carparking, landscaping and more would be completed in stages.

Each part of the construction is expected to cost substantial amounts of money, with the cheapest section being a park costing $279,896 and the most expensive section being a bridge costing $10,530,000.

In total, the suburb will cost $79,024,663 of essential infrastructure to complete, according to development papers; however, the final price tag is expected to be significantly more.

Plans for the Moss Vale Rd North Urban Release Area will now enter public exhibition and take community submissions.
