Moruya: 93-lot, $11m housing subdivision pinned for coastal town

A NSW south coast town could transform as part of multimillion-dollar plans to subdivide vacant and out-of-commission farmland, making way for more than 90 future houses.

Vantage Pacific Developments has submitted plans, which currently sit with the Eurobodalla Council on public exhibition, for the $11m subdivision at Francis St and Maluka Ave, Moruya.

Development application documents reveal plans for a 93-lot residential subdivision, in an area zoned as R2 Low-Density Residential.

The documents state construction of the subdivision would include the decommission and removal of two dams, removal of trees, and construction of an internal road network with associated earthworks.

Developers first met with Eurobodalla Council in January 2022 to discuss the proposal, but the official submission of plans was delayed because the council requested further information.

A Vantage Pacific Developments spokesman said the development, if approved, would be split into three stages.

Stage one would include no physical works. Rather, it would include subdividing the site into five lots, being two facilitating residue lots and three residential lots that will contain the three existing dwellings.

Stage two would then subdivide the next 57 lots, before stage three subdivided the final lots and began works to remove the dams and trees, and construct the roads.

The spokesman said the development application arose amid the council’s settlement strategy, which aimed to construct a large number of new houses to address housing needs in the region.

It estimates 10,700 new dwellings will be needed within the next decade.

“Historically, Moruya has developed as a low-density settlement, and it is proposed that this pattern will continue,” the spokesman said.

“Eurobodalla is experiencing increasing demands for housing, an ageing population and smaller household sizes.

“The plan includes directions to provide housing opportunities in locations with established services and infrastructure close to existing towns and villages.”

The development application also boosts the Moruya Structure Plan, which sets out the strategic planning frameworks for protection of the environment and the scale, pattern and broad location of development, including provision for new housing and business in Moruya until 2036.

“Moruya has been identified as a central hub and administration centre due to its proximity to many services and commercial and retail hubs,” the spokesman said.

“It is essential for Moruya to accommodate population growth to continue to enhance its role as the administrative central of the Eurobodalla Shire.

“Affordable housing will also play an important role in the economic growth of Moruya.”

The $11m subdivision plans will remain on public exhibition until July 18.
