A NSW Planning Panel will decide the fate of a controversial plan for a $91 million retirement village on the state’s south coast.

Developers behind a $91 million proposal — expected to bring more than 350 seniors to the south coast town of Milton — will learn the fate of their ambitious plans when a NSW Planning Panel meets this month.

The Milton Meadows Seniors Housing masterplan, which will stretch over a 16,500sq m sit, earmarks the construction of an 89-bed residential aged care facility, 134 duplex and triplex homes for independent living and seven three-storey residential buildings to house 133 apartments.

Annsca Property Group submitted the massive planning proposal to Shoalhaven Council in October last year.

“The development will feature a mix of seniors housing typologies, a clubhouse, medical centre, a gym, communal open space, all weather access swimming pool and a variety of spaces that can be used for recreational meetings/social get together by the residents and their families,” a planner for the development said.

“The overall aim of this project is to increase the quality and quantity of seniors housing available in the south coast, specifically in the Shoalhaven Local Government Area.

“The development will provide for a range of housing types to service the needs of an ageing population (and) will be connected to a range of services and facilities on site to meet the needs of the new residents and ensure the site does not adversely increase demand on existing services in Milton.”

Dozens of submissions were submitted against the proposal during council exhibition, with residents raising concerns around the impact the proposal will have on the “aggravation of traffic”.

A Roads and Maritime Services representative also raised concerns around the layout and access to the retirement facility — also highlighting a lack of pedestrian access to the Princes Highway.

The multimillion-dollar development will be determined by the Southern Regional Planning Panel, chaired by Gordon Kirkby, in a teleconference on April 14.
