A south coast beach town battered by the Black Summer bushfires and now fighting a housing shortage could soon see the tides turn, after a farmer and councillor from regional NSW submitted plans for a multimillion-dollar unit development.

Hilltops councillor Tony Flanery recently lodged $11.6m plans for a 16-unit block at 3-5 The Ridge Rd, Malua Bay with Eurobodalla Council, after the property was handed down to him by his father.

“My father bought it but he passed away so it moved onto me,” he said.

Mr Flanery – who has been a councillor for the Hilltops Council in regional NSW near Young for multiple terms – is one of six individuals who own the block.

“There’s six of us who it moved onto, so it’s a partnership in a way,” he said.

The plans to build the 16-unit block in the beachside town – 13km south of Batemans Bay – come amid a housing shortage problem.

During the 2019/2020 Black Summer Fires, multiple structures in the town burnt down, including unit blocks and the Malua Bay Bowling Club. 

Mr Flanery said the proposed development would be important for the town following the disaster.

“Everywhere needs more housing so this will be good for the small town and people wanting to move there,” he said.

While the Young farmer and councillor has no connection to the coastal hamlet of Malua Bay, he said it was still important to provide the town with housing.

“Once it goes on the market, I think it will be good for people moving into the town,” he said.

However, while Mr Flanery said the unit block would be great for the growing area, he conceded it might not happen.

“The DA will get approved but whether the unit block ends up being built is another question,” he said. “I’m one of six partners, so if someone comes to us and offers us a decent amount of money for the block, even after the DA has been approved, we would need to discuss to see if we sell the block or build the units.

“I’d like to see it built, but these are discussions we will have to have.”

The Plans:

The proposed $11.6m development consists of 16 units – one being single storey and 15 being two-storeys – ranging from two-bedrooms to three-bedrooms.

The high price tag, according to Mr Flanery, was a result of the architects plans and designs.

“They have designed these units to be state-of-the art and modern, and since there’s 16, it wont be a cheap development,” he said.

Development documents reveal the design of all 16 units include various cladding materials and brick to keep it aesthetic with the other structures in the Malua Bay area.

Mr Flanery said he expected the development to be approved in the coming months.

Public exhibition for the 16-unit block on the Eurobodalla Council website ends on October 6.
