Dalmeny: $16m housing development proposed for south coast town

A major, multimillion-dollar housing development has been proposed for a small south coast town amid a housing shortage and crisis. See the plans.

A mega, multimillion-dollar housing development has been proposed for a small south coast hamlet struggling with an ongoing housing shortage and crisis.

The $16m development proposed by Canberra-based developing firm Olive Tree Construction currently sits with Eurobodalla Council and if approved, would see a total of 39 dwellings constructed in Dalmeny – 16km north of Narooma.

Documents tendered to the application – which currently sits on public exhibition – showcases the construction of 39 townhouses and 108 space carpark.

The site at 13 Noble Pde, Dalmeny, is currently vacant and owned by the developers, with the proposal coming at a time of a house shortage in the area.

A spokesman for Olive Tree Construction said this development, if approved, would help address this issue.

“The proposal sees a number of small scale townhouses built, perfect for retirees or first home buyers,” he said.

The spokesman said the location for the development had been seeing rapid growth as envisaged by the Eurobodalla Settlement Strategy – a strategy which aimed to increase commercial and residential development in the region.

He also said the development would be opposite a small shopping mall, giving residents easy access to groceries and other goods and services.

Planning documents reveal the 39 units will comprise of two-storey units across eight separate buildings on the site.

“These buildings and the built form use the slope and configuration of the site and steps down the site in a manner which reflects the existing gentle slope of the south towards the north,” documents state.

Each unit comes with two carparking spaces, a master suite, sitting space and a laundry on the ground floor, two bedrooms, bathroom, kitchen and dining area and a living space on the upper floor.

The Olive Tree Construction spokesman said the designs of the units were made with the aesthetic of the coastal area in mind and considered them to be contemporary designs.

“The units were designed to reflect the coastal location and the roof structure has been design so as to reflect the formation of the sets of waves enjoyed at the local beachfronts,” he said.

The $16m Dalmeny housing development will remain on public exhibition until May 30.
