Bomaderry: ‘Affordable’ subdivision approved for Taylors Ln, Moss Vale Rd

A medium density subdivision has been approved for a rapidly growing south coast town, with the developers claiming it will provide potential buyers with “affordable” lots.

A new, medium density residential subdivision described as an “affordable community” has been approved for a rapidly growing south coast region.

Bomaderry continues to grow, with Shoalhaven Council recently approving a new, staged, residential subdivision for the northern Nowra suburb.

The subdivision, posed for Taylors Ln and Moss Vale Rd, Bomaderry, was proposed three years ago by developers Maker ENG.

Development application documents described the approved subdivision as a way to “create a community that responds to the amenity and affordability needs of future residents, while cherishing the area’s rural landscape and culture”.

Plans showcase a 15-lot subdivision at the vacant land owned by the developers.

The development application reveals there was some time between the initial submission to the council in August 2021 and the approval three years later, due to multiple requests for additional information and multiple amended plans.

Plans showcase the construction of new roads off Taylors Ln and Moss Vale Rd, as well as landscaping, signage and other works.

The amended plans have been supported by nearby residents, who submitted their thoughts on the proposal to Shoalhaven Council.

Tony Enright lives on Taylors Ln and said he appreciated the amended designs, which changed part of the layout, saving trees.

“I commend council and the developers for taking up the challenge of preserving the tree-tunnel section of Taylors Ln,” he said.

He also commended the developers for their co-operation and communication with residents along Taylors Ln and Moss Vale Rd.

“While not painless, the developers have tried very hard to minimise inconvenience and their efforts are appreciated,” Mr Enright said.

“As far as I know, they have responded very quickly and pleasantly to resident complaints.”

Development application documents said the “affordable community” would be a “medium density residential subdivision” which would facilitate the provision of an integrated community with a high level of amenity, close to existing services and facilities”.

“The subdivision would deliver lots surrounded by open space and ready access to services, accommodating a range of future small lot and integrated product, with specific residential products developed to meet the needs of the local housing market overtime,” documents state.

Lots will be sold to individual buyers for an “affordable” price, allowing a number of different sized dwellings to be constructed.

“A broad mix of housing types can be developed through the provision of a range of lot sizes and flexible development standards that form a framework without being overly prescriptive,” documents state.

Construction on the subdivision is expected to begin early next year.
