Batemans Bay: Place Studios lodge$37m apartment plans for Heradale Parade

Plans for a $37m apartment complex at Batemans Bay have been lodged, with the Sydney developer behind the plans hopeful it could help address the region’s housing shortage problem.

The developer behind a proposed $37m apartment complex at Batemans Bay, which would include 55 units and stand up to four storeys, said the residential project could help solve the area’s housing shortage problem.

Plans for the development, which would include two buildings, have been lodged for 20 Heradale Pde, Batemans Bay and will be considered by the NSW Southern Regional Planning Panel.

The development application was lodged by Sydney-based architecture firm Place Studios, with managing director James Alexander-Hatziplis telling this publication there was an appetite for more housing on the south coast.

“We travel to Batemans Bay all the time and it is clear there is currently major growth happening,” he said.

“But despite this, there is still major housing shortages in the town, so this apartment building will help solve that.”

Mr Alexander-Hatziplis said the building was designed with larger families in mind.

“We wanted to create an apartment building which had larger living apartments,” he said. “We don’t want a large apartment complex filled with one bedroom units, we want it filled with three bedroom, four bedrooms. We want big apartments for families to call home.”

The proposal comes at a time where more larger apartment buildings are popping up around the area.

Mr Alexander-Hatziplis said this was a major factor in lodging the plans with Eurobadalla Council.

“We’re working on a few projects in Batemans Bay because we believe it is a town which needs more density,” he said.

While Mr Alexander-Hatziplis couldn’t go into detail, he said his team had “big plans” for the town. “There’s a lot happening and we’re very excited,” he said.

The 55 unit apartment complex plans:

The proposed complex will feature two, four-storey buildings each housing larger apartments.

Materials used on the buildings will be primarily rendered cement, axon cladding, exposed concrete and clear glass balustrade.

While multiple trees will need to be removed from the land to make room for the buildings, more will be planted surrounding the structures to replace them, while giving the property a more “environmental, green” vibe.

The main building in the complex will come in at 2141sq m, while the second building will only take up 1040sq m.

Mr Alexander-Hatziplis said he was hopeful construction could start within the next “12 months”, contingent on approvals.

“Depending on negotiations, we reckon we will kick off early next year,” he said.
