THE latest housing development in Sydney’s booming north west is officially under way with the $4 billion The Gables project set to transform sleepy Box Hill.
Under the massive project spread over 330 ha, more than 4000 dwellings will be built with plans to house more than 13,000 people.
The Gables is bounded by Maguires Rd to the north, Old Pitt Town Rd to the south, Janpieter Rd to the east and Boundary Rd to the west.
Seven Hills-based Western Earthmoving, which scored a $40 million civil contract, has began earthworks, roads and infrastructure for the first 540 lots of land sold on Monday.
Developers Celestino is confident the first homeowners should be able to move in by Christmas next year.
The master planned development is to be completed over 12 years and feature a town centre, a school, parks, sporting fields and a proposed central lake.
Lots have been in big demand ever since the first release saw more than 5,000 potential buyers registering for it.
Infrastructure works include a future four-way signalised road intersection at 105 Old Pitt
Town Rd, which will eventually connect The Gables to Windsor Rd.
“Not only is the project being delivered at no cost to government, The Gables residents will receive the benefits of living in a masterplanned community that provides over $315 million worth of community infrastructure, services and utilities,” development director Matthew Scard said.
The ground breaking ceremony was attended by Castle Hill Liberal state MP Ray Williams and Hills mayor Michelle Byrne.
Celestino CEO John Vassallo said they are keen to make the project an outstanding one for the community.
“We aim to make The Gables one of the most liveable communities in The Hills District
and the North West growth area of Sydney,” Mr Vassallo said.
“We are creating a new town in north west Sydney, where residents can benefit from The Gables’ high quality local amenity, a variety of community facilities and well connected and safe open spaces.
“These are all parts of the agreed vision with The Hills Shire Council under the Voluntary Planning Agreement.”
Under this agreement, the developers will complete:
■ Multiple intersections and associated road network covering 55km
■ 85 hectares of active and passive open space
■ Regenerated riparian and creek corridors, returned to natural water corridors
■ A network of cycle and walking paths linked to open space corridors, the town centre, recreational facilities and roadways.
■ Water Cycle Management Strategy
■ Proposed lake adjacent to the town centre
■ A K-6 primary school co-located with one of two sporting fields
■ Nine neighbourhood parks embellished with play equipment
■ Public art throughout the open spaces, and
■ A community centre.
