Bull ‘n’ Bush hotel redevelopment proposes 18 storey towers

TOWERS as tall as 18 storeys could be built next to the Bull ‘n’ Bush Hotel under plans to redevelop the historic site.
Four residential buildings would house around 300 apartments above significant retail space along Windsor Rd, according to a planning proposal submitted to The Hills Shire Council.
The Bull ‘n’ Bush would be preserved and there are plans for a new beer garden out the back, but the floorspace of the almost 200 year old pub would be slashed by more than half.
Two six storey and eight storey residential buildings would front Windsor Rd, with the taller 15 and 18 storey towers behind them.
On the ground a retail square and open space featuring green walls, water features and sculptural gardens would link the development to Conie Ave Reserve.
In a nod to the site’s historical significance, citrus fruit trees — reminiscent of the old orchard that was located there for years — would be planted.
Developers Dyldam bought the Baulkham Hills pub from the Paul Irvin Hotel Group for $50 million via an off-market transaction last year.
The plans require an amendment to the council’s current zoning to increase building heights and fit more apartments on the site.
“The proposal will assist in transforming this end of Windsor Rd from a car dominated thoroughfare into a pedestrian friendly precinct, with ground floor retail and creative public space,” the report stated.
The new development would generate up to 250 car movements per hour in the morning peak hour, and 116 in the evening.
However, the upgrades to the existing roads that are already underway would be sufficient to cope with the increase in traffic, an accompanying traffic report stated.
“There is adequate capacity in the surrounding road network to cater for the traffic generated by the proposal development, following road upgrades proposed by council at the Conie Ave and Windsor Rd intersections with Seven Hill Rd,” the report said.
The plans come as the area undergoes an unprecedented amount of development as the council tries to revitalise the Baulkham Hills town centre and accommodate the State Government’s population targets.
Developer Hills Shopping Town has approval to build residential towers, from six to 16 storeys, at the corner of Windsor, Seven Hills and Old Northern roads.
Four storey buildings will be going in next door along Seven Hills Rd, and six storeys flats are planned across the road from that development.
