Developers Henroth Investments proposes mixed use development between three to six storeys with housing on top and could be around 300 units with around 1300 parking spaces at 353—355 Waterloo Rd.
The proposal has got a positive response from Canterbury Bankstown Council and the Local Planning Panel with the company’s representatives addressing the council at its recent meeting.
However, more studies will be done before the green light is given. Some councillors are worried about the impact on the already heavy traffic in the area, safety of schoolchildren and the loss of sporting facilities for the youth.
The impact on the nearby Greenacre Small Village Centre could also be a consideration.
The application for a planning proposal for the site at 353—355 Waterloo Rd in Greenacre seeks to amend Bankstown Local Environmental Plan 2015 by increasing the maximum building height from 11 metres (three storeys) to 14—20 metres (four — six storeys).
Currently, the Chullora Marketplace shopping centre is a single storey 4,600 sq m
floor area with onsite parking for more than 850 vehicles.
The property adjoins the Malik Fayed Islamic School to the north, low density residential
development to the south, and Norfolk Reserve to the east.
According to council’s Community Land Generic Plan of Management, Norfolk Reserve has endangered ecological communities.
“The next step is to prepare and submit a planning proposal to the Greater Sydney Commission to seek a Gateway Determination,” the council said.
