Developers are saying go big and go home at an increasingly busy local shopping strip in Sydney’s south, with the local council considering a proposal for 45 additional units by a major road.
Bayside Council is reviewing a development application for 45 shoptop apartments in a five-storey residential flat building at 262-270 Rocky Point Rd in Ramsgate’s retail strip.
The proposed medium-rise block would take the place of single-storey shopfronts, which were the norm on the once-modest shopping strip.
The plans include three commercial units, one, two and three-bedroom units and basement parking.
“Surrounded by a mixture of both old and new mixed-use commercial buildings, the subject site currently accommodates four mixed use buildings … which are to be demolished as part of the proposal,” the applicant wrote.
“The proposed development will … ensure the efficient use of community infrastructure by providing a higher density mixed use development at strategic locations such as this site which is within proximity to many arterial roads, town centres and train stations.”
The site is within 200m of bus stops with regular services to Rockdale, Kogarah and Miranda, as well as a five-minute drive from Carlton station.
“A Plan for Growing Sydney also supports higher density mixed use development in strategic locations to accommodate future population growth and to provide local services,” the applicant wrote.
“Subsequently, the subject site is ideal for urban intensification noting its strategic location.”
