Georges River Council has revealed its stance on whether an ambitious plan for a massive eight-storey boarding house should be built in the heart of Kogarah.
The $8.2 million development application, which will go before the Sydney South Planning Panel next month, earmarks the construction of an eight-storey high-rise tower at 248 Railway Parade, Kogarah.
The Standard can reveal the current owner of the site, Dianne and Tom Toska of Toskas Automotive, have provided approval for the site to be developed after a long standoff with developers over the popular site.
However, council called on panel members to reject the proposal — which includes a total of 49 boarding rooms and manager’s accommodation over seven-storeys and commercial space on the ground floor.
A council planner said the development “does not provided sufficient carparking to accommodate the number of boarding rooms”.
“The site is not suitable for the development in its present form,” the planner said. “The development will cause adverse impacts upon the built environment with respect to the impact upon the streetscape, view loss and amenity to adjoining properties.”
However, a planner for the applicant said the proposal “appropriately responds to the circumstances of the site”.
“In designing the proposed development specific regard has been given to providing sound architectural merit,” the planner said. “The proposal is a good response to the
characteristics of the site, neighbouring development and the broader locality.”
A total of 27 car spaces, 10 motorbike spaces, 10 bike spaces and a designated loading dock would be provided as part of the development.
Panellist will decided the fate of the development at a meeting on February 12
