Ramsgate Beach: Apartment with restaurant and supermarket planned for old Coles site

Plans to the value of $45m have been revealed to transform an ageing supermarket site in Sydney’s south. Check out what’s planned.

New plans have been revealed to transform an ageing supermarket site next to a popular beach into a large residential apartment complex with a restaurant.

A development application has been submitted to Bayside Council for construction of a six storey mixed-use development at 277 The Grand Parade, Ramsgate Beach.

Plans include retail spaces, residential accommodation and a food and drink premises, above three storeys of basement carparking,

The proposal will include the demolition of the building housing Coles supermarket currently on the site.

“The building is of poor architectural design, has reached the end of its economic life and contributes little to the character of the locality,” planning documents said.

The council referred the project, which is slated to cost $45m, to the Sydney Eastern City Planning Panel for assessment and determination last week.

Under the proposal, there will be a ground floor refurbished Coles supermarket and speciality retail spaces.

The food and drink “venue will be open to the public with expansive indoor-outdoor dining, providing views of the Brighton Le Sands foreshore” located on level one.

The proposed development will have 44 residential apartments “offering quality residential accommodation in the Bayside region” on levels two to five with a mix of two and three bedroom units, planning documents said.

There will be carparking for 279 cars, located on basement levels one to three, which includes 178 retail, 10 click and collect, 44 resident garages (88 resident spaces) and three visitor spaces.

Vehicle access to the site will be provided from Ramsgate Rd through the public parking area within the road reserve to the northern frontage of the site.

These apartments can be accessed from the basement carpark and ground floor via two lifts.

The ground level will include “significant landscaping with street trees proposed along Ramsgate Road” with perimeter planting and a central landscaped courtyard on level one, more landscaping, including a communal garden, on level two and in common areas on level three to five.

The documents note the surrounding area has retail premises and low rise and medium density residential developments with several recently constructed multistorey mixed use developments on the northern side of Ramsgate Road.

The Grand Parade is a busy road that leads to the Brighton Le Sands dining precinct and CBD, while directly opposite the site on the eastern side Cook Park which extends the full length of the western shore of Botany Bay from Kyeemagh to Dolls Point.

The documents note the site “has good access to public transport” and is located within walking distance of regular bus services to Hurstville, Kogarah Miranda and Randwick.

In August 2022 a similar proposal was submitted for the same site however hotel accommodation was suggested instead of residential apartments.
