Hinkler Ave, Caringbah: 242 apartments and medical services facility proposed
More than 120 units will be designated as affordable housing if a proposal to build three multistorey buildings – including a health services facility – is approved in Sydney’s south.

New plans have been revealed for a major $78m multistorey apartment and medical facility development at Caringbah, with half the units to be designated as affordable housing.
A revised development application has been lodged with Sutherland Shire Council for construction of a mixed-use development comprising a health services facility and 242 apartments above two basements levels at 6-20 Hinkler Ave and 319-333 Taren Point Rd.
The developer, the Trustee For Hinkler Ave 1 Unit Trust, has submitted 50 per cent of the total residential area will be affordable housing.
“The proposal achieves an outstanding community outcome which demonstrates that the redevelopment of the site can deliver significant benefits such as through site connection, provision for a medical specialist facility, affordable housing, and an appropriate contextual fit,” the proposal states.
The project is located in the Caringbah Medical Precinct and is walking distance to shops, offices, services and public transport including 800m from Caringbah train station.
“Council’s strategy for the precinct is to develop a cluster of new medical facilities in close proximity to Sutherland Hospital and Kareena Private Hospital, and within walking distance of Caringbah Centre,” the proposal states.
“The intention is for the medical cluster to provide facilities to meet the health needs of shire residents and provide specialist medical services to the region while also providing more opportunities for residents to find local employment.
“The proximity to the centre means the precinct is an appropriate place to provide additional dwellings as well as medical facilities.”
The developer acknowledged there was a housing affordability issue in Sydney and the local area, noting the council has acknowledged the need for more affordable housing in the shire.
“The proposed affordable housing will achieve positive social benefits including providing opportunities for downsizing for older residents, while remaining in the community; provision of housing for people with a disability; contribution to the diversity of housing stock in an area; and ensuring diversity of the community and population,” the proposal states.
“The subject site is ideally located within the suburb of Caringbah as it is in close proximity to key infrastructure, including Caringbah train station, Sutherland Hospital, Caringbah High School, Caringbah North Public School, and Endeavour Sports High School.”
The development will include three buildings between five and seven storeys above two common basement levels with 457 car spots.
There will be more than 240 apartments in two buildings, with the third building being a multistorey health services facility.
The proposed residential accommodation comprises 81 one-bed; 142 two-bed and 19 three-bed apartments; all with balconies.
Residents will be able to use common space for an outdoor gym, raised turf area, outdoor working stations and outdoor seating.
If approved, the development will require houses on 16 lots to be demolished.
In December last year, the Sydney South Planning Panel refused a previous development application for the site deeming it “unsatisfactory” due to the building height, amenity, solar access and privacy concerns.
