Croydon St, Cronulla: Development application submitted for new apartment building

A dated unit block could be transformed into a $9m modern apartment block if a development application for a beachside suburb in Sydney’s south gets the green light.

A dated unit block could receive new life as a $9m modern apartment complex if a proposed redevelopment in Sydney’s south gets the green light.

Sutherland Shire Council has received a proposal for a seven-storey shop top housing development with retail premise and 14 dwellings.

The five storeys of residential apartments will include four two-bedroom apartments and 10 three-bedroom units, located at 66-68 Croydon St, Cronulla.

Planning documents state the retail tenancy will operate on the ground floor between 7am and 6pm daily.

The site will also have two levels of parking for 24 spots, two of which will be designated for the retail premises.

“The proposal is considered an appropriate development of the site, sensitively considering context, while promoting design excellence and urban consolidation as a suitable precedent for mixed use development in the locality,” the development application said.

The site is located within the commercial centre of Cronulla where there is a wide range of retail, business, and community services.

It is also close to Cronulla Mall, Cronulla train station, parks and the beach.

Currently on the site is a residential flat building with eight two-bedroom dwellings over three storeys and car parking.

The documents said the development was “among older stock buildings fronting Croydon Street”.

“The development will be a catalyst to changing the character [of the area] and encourage new residents to move to the core zone,” documents said.

“The proposed development designed by IDA is sympathetic to the site constraints as well as the existing development within the immediate vicinity.”
The documents said the privacy and views of nearby dwellings would not be impacted by the proposed development.

The maximum building height for the location is 20m and the developer has sought a variation to increase it by 2.7m due to topographical constraints on the site.

“Only a minor portion of the roof and lift overrun exceed the maximum permitted building height prescribed for the site,” documents said.
