Developer Toplace wants to demolish office and warehouse buildings at 146 to 154 O’Riordan St and build two seven-storey and two six-storey buildings, according to plans lodged with Bayside Council.

The buildings would comprise the hotel rooms and apartments, as well as a restaurant, four offices and seven shops. Parking for 614 vehicles would be provided.

There are about 12 businesses currently at the site, which include a printer, transport businesses and the head office of fashion retailer Glassons.

Planning representatives for Toplace said neighbouring homes and Mascot Park would not be “detrimentally affected” by overshadowing from the proposed building heights.

The state government-appointed Sydney Eastern City Planning Panel will decide whether to approve the plans.

The panel is responsible for plans worth more than $30 million.

Bayside staff will assess the plans and recommend a decision to the panel.

The public will have a chance to give its feedback to the panel, although the date for the hearing is still to be announced.

The plans are available via the Bayside Council website.
