NSW Planning to decide if $70 million worth of units at Box Hill proceeds

TWO major housing projects which could see more than 230 apartments for Box Hill town centre will be determined in the Sydney Central West Joint Regional Planning Panel early this year.

TWO major housing projects which could see more than 230 apartments for Box Hill town centre will be determined in the Sydney Central West Joint Regional Planning Panel early this year.

A $33 million stage-two development application for 111 apartments at 39-43 Hynds Rd and 21 Terry Rd has been submitted as part of masterplanned proposal for a total of 228 dwellings across three precincts.

The stage two development application is the largest in the masterplanned community with 29 one and 82 two-bedroom dwellings over three storeys.

The applicant outlined the Planning Department’s aim of 33,000 new homes in the North West Priority Growth Area, with an emphasis on smaller homes as the drive behind the masterplanned community.

At 13 Mason Rd, a proposal for 121 units across two, seven-storey buildings will also go before the panel.

The development application sought approval for the demolition of existing structures, removal of trees, dam dewatering, and subdivision of land for the construction of two residential apartment towers.

The $37 million proposal sought the development of 18 one, 90 two, and 13 three-bedroom units.

The development proposal said: “The site is within the R4 high density residential zone and R3 medium density residential zone identified by State Environmental Planning policy.

“In the R4 zone, residential flat buildings are permissible with development consent and encouraged by the zone objectives.”

Box Hill’s residential and industrial regions were selected as part of the Planning Department’s North West Priority Land Release Area, resulting in a massive growth in development interest.

The department said the community would benefit from 9600 extra homes, as well as local amenities including a new town centre and three village centres, 133 hectares of employment land, schools and upgrades to major roads.

About 16,000 new jobs would also become available in the region.
