Government approve plans for $128m Marsden Park warehouse precinct

THE STATE Government have released finalised plans for a $128 million warehouse at Marsden Park — earmarked to provide more than 650 new jobs.

THE STATE Government have released finalised plans for a $128 million warehouse at Marsden Park — earmarked to provide more than 650 new jobs.

Construction for the new LOGOS logistic centre, which will also work as a distribution facility, commenced today following the approval of the state significant development application by the Planning Department in August.

Seven warehouses will be developed in four stages at Hollinsworth Rd, Marsden Park, as well as the construction of loading docks, 633 carparking spaces, administration offices, internal roads and on-site landscaping.

Planning Minister Anthony Roberts said the Marsden Park commercial precinct was attracting international companies including Costco, Ikea and Lindt, alongside the introduction of LOGOS Property Holdings.

“The value of industrial building approved in Greater Sydney was over $3.75 billion dollars in 2017, an increase of $1.8 billion from the previous year,” Mr Roberts said.

“Most Industrial building activity in 2017 occurred in Western Sydney, including in Marsden Park, where employment lands contribute over 220,000 jobs and generate about $125 billion of output for Western Sydney.

“Once complete, this surrounding area will have hundreds of businesses, thousands of new homes and possible future rail infrastructure connections.”

Approval was granted to the development of the site despite several objections including transport and access management to the site, drainage and overall planning being raised by Blacktown Council.

A Planning spokesman said the department has listened to the views of the community and worked closely with Blacktown City Council to address environmental impacts associated with this development.

“Mitigation measures include the installation of a 2.5-metre noise barrier along the boundary of the Ingenia Lifestyle estate, new street and perimeter landscaping, and on-site storm water treatment until the precinct-wide storm water management system is complete,” the spokesman said.

“Other concerns resolved include heavy vehicle access and architectural treatment to the buildings’ exterior walls.

“ Only two residents objected to the proposal and 14 submissions were received during the public exhibition period.”

LOGOS head, Darren Searle said 107,500sq m of industrial development space will be included in the precinct.

“Given the estate’s direct access to key motorway networks and excellent amenity from neighbouring retail hubs, we have secured a precommitment with Valleyfresh Australia and eStore Logistics to develop a 6,224 sqm and 12,515 sqm purpose-built facility for them within Stage One,” Mr Searle said.
