A new block of townhouses could be on the way in St Marys under plans lodged with Penrith Council this week.
Under the $1.8 million plans, a house on Glossop St would be demolished to make way for three two-bedroom units and six three-bedroom units.
The double-storey units would feature a family room, living room, kitchen and laundry area on the ground floor, with bedrooms and bathrooms on the first floor.
The development would feature 17 underground carparks for residents with two visitor spaces.
According to documents attached to the development application, the units will be “attached in groups of three to maintain residential amenity and maximise solar access, privacy protection and private open space”.
The documents also say the new development would be secure.
“Pedestrian access from Glossop St is via a footpath that runs parallel with the southern side boundary,” the documents say.
“A security entrance gate is imposed to prevent access to visitors or people not associated with the development.
“This restricts the ability to access the units from the visitor spaces in the basement or from Glossop St.”
The developers originally lodged plans in March, but those were knocked back by council in October.
Council was concerned with unsuitable landscaping, inadequate setbacks, inadequate access arrangements and undesirable impacts to the streetscape and residential amenity.
Some of the changes in the new application include decreasing the amount of parking spaces, increasing the amount of landscaped area, and increasing the front setback (the distance between the dwelling and the street) by more than two metres.
The developers have been contacted for comment.
