ALAND prepares to turn vacant lot at Carson’s Lane, St Marys into 289 apartments
It has stood vacant for five years, but an empty lot will soon be home to more than 280 apartments as part of a multimillion-dollar development deal in western Sydney.

The skyline of one western Sydney suburb will be revamped as a developer prepares to start work on a multimillion-dollar apartment complex.
Carson on the Park at St Marys is a $160 million residential apartment project, and it’s the first major project of its kind for the suburb which is tipped to be one of Sydney’s next emerging hotspots.
Located on a one-hectare site in the heart of the St Marys town centre, ALAND’s project is comprised of 289 one, two and three-bedroom apartments across four eight-storey buildings.
The development is close to St Marys Village Shopping Centre and the popular 18-hole Dunheved Golf Club as well as schools, shopping and medical facilities. The apartments will take in sweeping district views and vistas across the neighbouring parklands.
ALAND Head of Development Ryan Lane said Carson on the Park was an exciting addition to the area, bringing a new style of affordable luxury residential accommodation to the area.
While prices are yet to be finalised, it’s expected that one-bedroom apartments could start from $470,000, and two-bedrooms from $520,000, to create broad appeal for both investors and owner-occupiers.
“St Marys is one of Sydney’s oldest established suburbs but has yet to go through the kind of transformation that other nearby places like Penrith and Blacktown have experienced,” he said.
“There’s a high population of younger families getting their foot on the property ladder, but also limited options for older people wanting to downsize into something manageable.”
ALAND acquired the site, which had sat vacant for five years, in 2021, with a DA approval already in place. They aim to begin construction in early 2023.
“It’s a great site, within easy reach of the St Mary’s train station, as well as Parramatta Road and the Great Western Highway, providing good connection to key employment hubs like Penrith, Parramatta and Campbelltown,” Mr Lane said.
“We’re looking forward to bringing the project to the market so we can begin construction as soon as possible.
“This site has been a local ‘eyesore’ for some time, so it will be great to deliver these contemporary homes and bring new life to the St Marys’ community.”
St Marys is one of the major beneficiaries of more than $19 billion worth of state government infrastructure investment, with projects such as the Metro Western Sydney Airport Line and the development of a new commuter car park improving the connection to the broader Western Sydney region.
The Western Sydney International Airport is also due for completion in 2026 which is set to create thousands of new employment opportunities in the area during and post construction, making it a desirable place to live and work.
ALAND CEO, George Tadrosse believes that the projected growth of St Marys, combined with the development company’s successful track record is appealing to all types of buyers.
“With the new metro line and the Government’s funding commitment, St Marys is on track to be the next hotspot in Western Sydney,” he said.
“We believe that Carson on the Park will be the first of many developments to come and this is the perfect opportunity to get in first as the area starts to rapidly grow.
“ALAND’s units have a solid track record for success with a 0.5 per cent vacancy rate. There is a 4.9 per cent average yield for our apartments compared with Sydney’s average yield of 4.1 per cent.”
Mr Tadrosse said they are confident that buyers of all types will see great opportunity to get their foot on the property ladder.
The development will provide communal outdoor spaces with barbecue areas and a children’s playground. The Carson on the Park display suite is now at St Mary’s Village Shopping Centre.
