Pendle Hill: Childcare centre planned for 80 Pendle Way

Plans for a childcare centre in western Sydney have seen the number of children it plans to accommodate jump by 20 despite its location deemed unsuitable for such a development.

A developer is pushing ahead for a 114-place childcare centre at Pendle Hill despite Cumberland Council guidelines stating it is not on a suitable road for such a facility.

The Baini application at 80 Pendle Way initially proposed space for 94 children but that number has climbed to 114.

The application proposes 18 teachers, 12 children aged zero to two, 30 in the two-three years bracket, 40 aged three to five years, and 32 aged five to six.

However, the council’s development control plan states that Pendle Way is an inappropriate road for a childcare centre.

The report said plans for extra children would generate 92 and 80 car trips at Pendle Way and Dunmore St intersection during morning and afternoon peak hours, compared with the original version that included 78 and 69 vehicle journeys in the same period.

On average, 5685 cars pass the site each day but the report said traffic volume and speed complied with the RMS’s criteria.

This included providing 29 car spaces (the required figure is 28) and providing separate entry and exits to the site.

Extra traffic is expected to be generated from a 24-hour gym application at 144 Pendle Way if plans get the green light.

At nearby Dunmore St, the Bonds redevelopment will include 1200 units and place more pressure on roads.

Pendle Hill is in the Wentworthville ward, which also comprises Mays Hill, Toongabbie, Westmead and parts of Greystanes and Merrylands — the areas facing the highest population growth across Cumberland Council.

In the next 20 years, 20,000 more people will call the area home.

Cumberland Council is still assessing the proposal.
