Melrose Park: Sekisui House Australia development, Aeris, approved for 468 apartments

Luxury apartments in two towers soaring 24 storeys and a rooftop swimming pool have been approved for the sixth stage of Melrose Park’s urban renewal precinct that will transform it from an industrial zone to a masterplanned community.
Developers Sekisui House Australia and Hankyu Hanshin Properties have received approval for the next stage of the northwest Sydney neighbourhood flanking Victoria Rd.
Architectural firm GroupGSA has designed the development, which has been named Aeris after the Latin word for air.
The 468 one, two and three-bedroom units will be housed across two towers ranging from 20 to 24 storeys, as well as a seven-level building atop a common basement podium.
“Development approval for Aeris represents an exciting chapter in the evolution of Melrose Park in transforming the former industrial precinct,’’ Sekisui House apartment project director Alex Grujovski said.
“This stage reflects our commitment to creating sustainable, vibrant communities that enhance the lives of residents and contribute in a positive way to the environment.
“Apartments will be spacious, modern and equipped with smart home technology, including digital keyless entry and remote-controlled lighting.”
The development will be perched at the highest point of the project to take advantage of views towards the suburb’s Central Park, Olympic Park and surrounding greenery.
GroupGSA principal Alister Eden said the development was designed so residents would be close to nature and have a “serene retreat” with lush north-facing courtyard gardens and tree-lined streetscapes.
The rooftop pool will include a recreation deck along with a gym and barbecue areas.
Aeris will also connect to the future town centre and key transport links.
The first apartments in Aeris are planned to be released off the plan in the second quarter of this year, with construction anticipated to start in late 2025 and completion slated for 2027.
Upon completion, Sekisui House’s $5bn Melrose Park project will comprise 5500 homes, a commercial and retail centre, and more than 52,000sq m of green open spaces: Central Park (17,586sq m for the soon-to-be renamed Central Park), 19,960sq m for Wharf Road Gardens and 15,102sq m for Western Parklands.
The second stage of the light rail – connecting Parramatta to Sydney Olympic Park – will also serve thousands of commuters in the suburb where 11,000 dwellings are earmarked.
The state government will also build Melrose Park High School at 37 Hope St, where it is slated to open for the first term in 2027 and eventually cater for up to 1000 students.
