Cumberland Council approve increase in minimum lot size for dual occupancy

The size for land to be converted into duplexes in western Sydney has risen and could lead to thousands of residents losing out on dual homes on their land.

Cumberland Council has voted to increase the dual lot size on homes in the former Auburn and Holroyd local government areas.

The changes from a 500sq m minimum lot size to a 600sq m size would mean up to 7844 once eligible homes would now be ineligible for a duplex on their lot.

The move, which split the chamber on the first instance it was brought forward, at the June 6 vote, has been the topic of a recission motion at the June 19 meeting, squashed by a vote of 9 — 6.

The current minimum lot size for a dual occupancy housing is now 600sq m an increase by 150sq m in some parts of Auburn.

Labor councillor George Campbell, who voted in favour of the increased lot size, said the decision was about private versus public benefit.

“Councillors are not elected to guarantee profits from real estate investment,” Cr Campbell said.

“I represent people who invest in a home as a place to live. They invest, not only in the building and its land, but the amenity of their street and neighbourhood. They invest in a quality of life.”

More than 160 submission were provided during the public exhibition process, with 96 in favour of the increased size due to the reduction of street congestion, landscaping opportunities and would protect the local character of suburbs.

Our Local Community councillor Eddy Sarkis said the claim that the increased minimum lot size would reduce traffic was untenable.

“People may revert to building granny flats which have a zero on site parking requirement,’’ he said.

“In other words, we will see a massive increase of cars parked in our streets bottlenecking and significantly increasing the stress that is already on our streets by having more cars parked on them.

“If Labor really wants to regulate the amount of development in the LGA, don’t attack mums and dads, control developers project which are significant, they can regulate high rise, and the higher end of medium density developments, and leave your average mum and dad to establish themselves and live a somewhat comfortable retirement.”
