A MULTIMILLION-DOLLAR vision for hundreds of homes, a marina, overwater rowing club, library and community facility is forecast as the future of Wentworth Point.
More than 200 homes have been proposed in a nine-storey residential tower at Hill Rd, Wentworth Point as part of a major redevelopment of the marina and surrounding priority precinct.
The $89 million development application was submitted to Parramatta Council and will be determined by the Sydney Central Joint Regional Planning Panel.
The development includes 38 one-bedroom, 119 two-bedroom, 42 three-bedroom apartments and eight three-bedroom townhouses.
A NSW Planning report on the future of the priority precinct revealed revitalisation would be complete by 2031.
“Wentworth Point will make a significant contribution to providing high-quality housing for Sydney’s diverse and growing population in an environment that embraces its location adjoining Homebush Bay, the Parramatta River and Sydney Olympic Parklands,” the report said. “It will represent best practice in contemporary, high-density sustainable living.”
A $32 million development application by Roads and Maritime Services for a 63 vessel wet berth dock and 228 boat storage area at the precinct will also be determined by the JRPP.
“The proposed marina at Wentworth Point is a key component to not only meeting existing and identified future demands from the boating community but also to the success of the overall Wentworth Point project by delivering a vibrant mixed-use community in a quality public domain,” the application said.
Another application was submitted by Roads and Maritime for determination by the JRPP, including a $16 million plan for the construction and operation of an overwater licenced rowing club, cafe, restaurant, gym, boat launching ramp and pontoon.
“The Rowing Club seeks to celebrate the long association that the community has enjoyed with Homebush Bay and the Parramatta River by providing a permanent and high-quality facility,” the application said.
The redevelopment of the Wentworth Point Marina also comes as an $8.9 million proposal for a library and community centre at the precinct was approved by the JRPP.
“The proposal ... is to provide a much-needed library and community centre to this rapidly expanding residential neighbourhood,” the application revealed.
A Parramatta Council spokesman said the original vision and planning controls for the precinct were inherited by the former Auburn Council and the Planning Department.
“Council is working with the relevant agencies, developers and the local community to address issues that can arise in a high-density neighbourhood, such as transport issues and the provision of local amenity,” the spokesman said.
“One of the key issues council is currently assessing is whether the local infrastructure, in particularly the road and transport systems can cope with the additional people and traffic that would be associated with the additional units.
“The applications currently before Council seek to provide additional infrastructure as part of their proposals, including more open space, childcare centres, and a free loop bus for local residents.”
The spokesman said proposed new infrastructure would need to deal with extra density proposed in current applications.
“City of Parramatta is currently experiencing significant growth and Council is acutely aware of the challenges associated with accommodating key workers,” he said.
“To that end council is looking at a range of policy options, including a draft affordable housing policy for growth areas across the LGA, including Wentworth Point.”
