THE Parramatta skyline continues to grow with another high-rise office block winning approval.
The 33-storey building will be built at 140 George St, opposite the proposed 24-storey Marriott Hotel, making George St home to two major construction sites this year.
The $208 million development will replace the Commonwealth Bank and Aon buildings and tower over the historical Perth House at 85 George St.
Property group Dexus will build the block, which will include 655sq m of retail space, a plaza and sunken court linking the site to the Phillip St renewal project, known as Smart St.
Dexus was also responsible for the 15-storey Department of Education headquarters in Phillip St, officially opened this year.
Dexus chief investment officer Ross Du Vernet said tenants were looking for technological office space.
“Parramatta continues to attract quality tenants who are enticed by the city’s dynamic workforce, interconnected transport options and vibrant lifestyle offerings,” he said.
“This development will deliver a world-class office building and strongly supports Parramatta’s growth as a place to invest and to do business.”
The Bates Smart designed tower is described as “maximising technology”, with the development application stating the site would include four storeys of mixed-use fronting George St comprised of retail, commercial offices and communal recreation, with the upper 29 storeys designated office space.
Construction is set to be completed in early 2021.
The tower is expected to be 138m high, slightly below the city’s other future skyscrapers, including the Aspire tower at Parramatta Square (233m), Phillip St’s hotel and apartment building next to the Bavarian Bier Cafe (200m) and the development on the former Cumberland Newspapers-NewsLocal site at 142 Macquarie St (186m).
