A 15-storey hotel proposed for Chatswood would provide a more attractive town centre as well as economic opportunities, its proponent said.
Cromwell Diversified Property Trust lodged the $75 million plans to demolish a two-storey commercial building and shop at 475 to 501 Victoria Ave.
Cromwell wants to replace the commercial building with a four-storey one, and build a hotel of 156 rooms facing Brown St.
The state government-appointed Sydney North Planning Panel is due to consider the plans on Wednesday.
The panel considers applications worth more than $30 million.
The hotel’s proposed height was reasonable as two 14-storey commercial towers stand adjacent to the site, according to Cromwell’s town planners Urbis.
The hotel would include a 13m lap pool, restaurant and three conference rooms.
A subsequent development application would be made for the restaurant, according to the plans.

Urbis said a through-site link would be improved as part of the project, and 351 permanent jobs would be created.
The underground carpark at the site would be retained but its capacity reduced from 365 spaces to 291.
This was due to structural elements and services, according to the plans. Parking would also be provided for 98 bicycles.
Willoughby Council staff have recommended the plans be approved, subject to some technical conditions.
There were 11 submissions received from the public which raised concerns about height, view loss and shadowing.
