Just two years after relocating to its current premises, Wingham Eyecare is looking to invest $34,080 into another expansion.
The local optometrist lodged a development proposal for MidCoast Council’s consideration this month, seeking approval to add a small office to the existing centre.
“The proposed is a small single-storey addition with aluminium windows, Colorbond steel sheet roofing, and a constructed floor system,” a planner outlined.
“The existing lot is on the north side of Isabella St, part of an older subdivision in the town of Wingham.”
The space is 1011.7 m2 in size, with parking out the back, so there’s plenty of room for the office to be built on the front street-facing side of the building.
The height of building restriction on Wingham Eyecare is 8.5m, so the development is proposed for ground-level only.
“The site is situated in an existing older subdivision, consisting of a mix of both brick veneer and clad dwellings, with both tile and iron roof construction,” the proposal noted.
“There are existing similar single-storey buildings that have been approved by MidCoast Council under this and the previous development planning controls.
“I feel the small addition at the front of the existing building will fit into the existing streetscape and will in no way effect the existing or future residence.”
Nothing will be demolished as part of the proposal, with the developer claiming “there are not considered to be any cumulative negative impacts” as a result of the office addition.
“The proposed development does not build out any existing view from areas of surrounding existing dwellings,” the planned said.
“The proposed development is not expected to have any social impact on the existing locality as the site is being developed within the MidCoast Council development planning control guidelines.
“Wingham is scattered with similar developments, therefore we feel the proposed will have little effect on existing residents.”
At this stage, neighbours have been notified and the plans are waiting on an outcome from council.
