Stratford House, Tahmoor: Historic house to headline $35M seniors village
A historic house, surrounded by award-winning gardens on an idyllic 13ha estate on the outskirts of Sydney, is earmarked to be the face of a $35 million lifestyle village and aged care facility.

One of the oldest homes in the Wollondilly area will headline a proposed $35 million seniors village on a 13ha estate in Sydney’s southwest outskirts.
Tahmoor’s Stratford House, built in the late 19th century, is set to be transformed with it’s winning gardens to be surrounded by more than 200 homes and an 120-bed aged care facility.
The man behind the project, Phil Purnell, has spent decades in the property game and said the Rockford Rd site was ideal for a seniors lifestyle village.
“It’s very hard to find a 33-acre block in one ownership so close to all facilities,” he said.
“There is Tahmoor Central, it’s near a train station, medical centres … everything about it is just the ideal situation.”
Mr Purnell said he has had a long attachment to Stratford House and was pleased to possibly deliver the wishes of the estate’s previous owners.
“I’ve known the property since I was a child and I’ve had a work relationship with the previous owners,” he said.
“It was a desire the previous owners to see something constructed on the site that was going to preserve the old home, the beautiful structure that it is, and also compliment the location which is perfect for the retirement industry.”
The historic home is planned to be converted into the administration base of the senior’s village, with libraries and recreational space also to feature.
The project, which will be determined by the Western Sydney City Planning Panel, would be delivered across 11 stages in a five-year period.
