Narellan Vale final frontier in line for development
The final piece of Western Sydney suburb, a relatively untouched 17,500 sqm parcel of land, may soon be no more with plans for houses on the site. Find out what the project involves.
The final frontier of Narellan Vale, a relatively untouched 17,500 sqm parcel of land, may soon be no more with close to 30 houses planned for the site.
The Bathla Group, touted as one of Western Sydney’s leading construction companies on its own website, has lodged plans for 28 houses, ranging from 450 sqm to 676 sqm.
The rare parcel of land, nestled in the centre of Narellan Vale, was auctioned in 2018 for $7.1 million.
Planning documents reveals it plans to mirror its suburban surrounds.
“The proposal is in the public interest as it will provide housing in the form of house and land packages with a range of dwelling types and employment during the construction stage of the development for the community,” the documents state.
The Holdsworth Drive site was previously owned for more than 60 years by the one landowner.
Belle Property Narellan principal Troy Holmes, speaking to the Chronicle in 2017, said it was incredible the site had remained undeveloped.
“The resilience of the guy (former landowner) to hold out for such a period of time is remarkable,” he said.
“The site is surrounded by houses as his neighbours sold off one by one. I drove past so many times and just assumed it was council land.
“There would have been countless opportunities to sell prior, with agents and developers
knocking on his door.”

The site is zoned low density residential. Plans for the proposed development were lodged to Camden Council in October.
