Mirvac’s $956m vision to create Menangle’s Southern Gateway Business Park

A vision to deliver a booming business park near a sleepy village on the outskirts of Sydney has been revealed, with the potential to create thousands of jobs and generate more than $800m annually.

The sleepy village of Menangle, characterised by rolling paddocks and grazing livestock, is set to become home to a booming $956m business hub with plans lodged to transform a 150ha site.

Property developer Mirvac, alongside its project partners Benedict Industries and the Halfpenny family who owned the rotolactor when it closed in the 1980s, have lodged plans to rezone a 150ha site along Moreton Park Rd, Menangle for the creation the Southern Gateway Business Park.

Mirvac’s general manager of NSW residential development Toby Long said the plans would transform the site into an employment hub for warehousing and distribution facilities, with industries envisaged to be transport, postal and wholesale trade.

According to the planning proposal, the SGBP is estimated to cost $956m to construct and once operational will generate $814.3m annually with 4700 direct and indirect jobs.

Also included in the concept masterplan is almost 3ha of public open space, including a viewing park over the Nepean River, as well as pathways and cycleways.

“The proposal includes the delivery of a new interchange with the Hume Motorway at the existing Moreton Park Rd overpass which will provide direct access to the site and, will connect with the state government’s future proposed east west connection between Appin Rd and Menangle Rd,” Mr Long said.

The exact number of warehouses to be built has not been determined yet, and will be established during later applications, subject to approval of the rezoning.

Menangle residents have been consulted on the plans through letterbox drops, e-newsletters, and community drop in sessions. The proposal was on exhibition with Wollondilly Council last month with council now considering community submissions.

Deputy mayor Matthew Deeth declined to comment on the specific plans but said council was focused on maintaining the values which made the area special, as well as ensuring any future developments were supported by infrastructure.

“We are determined to have a really clear picture about when and how that infrastructure can be delivered to enable any development that is considered for rezoning,” Mr Deeth said.

“I think there has to be commitment to better public transport because we cannot continue to be car dependent satellite suburbs. The other key issue is water security.”

Mr Deeth also said there needed to be clarity about the future of the M9 orbital.

This publication earlier revealed while the NSW Budget included $142.9m for preserving transport corridors in western Sydney, none of that will go towards the Outer Sydney Orbital, which is set to connect the Hunter and Illawarra with a route around the back of Sydney.

RESIDENTIAL PLANS PROGRESSING

Mirvac is also in the midst of building The Village, a residential development located close to Menangle train station.

Mr Long said with employment shifting into Sydney’s west, closer to where the workforce lives, the area’s liveability and economy has received a boost.

The first stage, Village Fields which consists of 97 lots, has been sold, with about 20 homes now built, and dozens under construction.

Village Glen, the second stage is selling while plans are in place for Village Meadow, the third stage.
