Chinese development company purchases land in Cawdor

A CHINESE-based, billion-dollar property developer has bought 364ha of land in sleepy Cawdor, which has a current population of just on 500.

A CHINESE-based property developer has bought 364ha of land in sleepy Cawdor, which has a current population of just on 500.

Country Garden Australia, whose parent company Country Garden has an estimated worth of $30 billion, has made six land purchases worth $144 million since December 2016.

The purchases have been made over an 18-month period.

The development company currently owns 364ha of a 429ha site, bordering the south of Cawdor Rd and Remembrance Drive.

The site also shares a boundary with the draft corridor of the M9 Outer Sydney Orbital.

A Country Garden Australia submission to the Greater Sydney Commission in December last year, from head of development operations Grant McLennan, indicates a vision for residential development on the site.

“The nature of the site allows for the provision of new housing development ... with the opportunity for a new local town centre and (primary) public school,” the submission stated.

“CGA (Country Garden Australia) has an excellent development track record and is committed to delivering a well-designed, high quality residential community.

“It is recognised that the existing communities at Camden South and Picton have their own unique characterises which is to be preserved.

“Future development will be created in the context of the Cawdor area, as distinct from existing villages.”

The CGA submission recommends the Cawdor site as a crucial component of Wollondilly Council’s housing targets within the next five to 20 years.

“CGA is well placed to proceed with residential housing development in Cawdor and would welcome the opportunity to work collaboratively with Government to deliver additional housing in the District,” the submission outlined.

It is recognised that the existing Communities at Camden South and Picton have their own unique characterises which is to be preserved. Future development will be created in the context of the Cawdor area, as distinct from existing villages.

Country Garden Australia launched in 2013, first developing the Ryde Garden project in the northwest of Sydney, which includes three towers of luxury apartment living.

The company is also proposing a 363ha masterplanned community in southwest Melbourne, which is expected to include more than 4700 homes.

The CGA Cawdor land acquisition follows a rezoning application by Frasers Property Australia last year, seeking to pave the way for 5000 homes and 12,000 residents north of Cawdor Rd, Cawdor.

The Frasers Property Australian planning proposal to Wollondilly Council has since been withdrawn.

CGA was contacted by the Macarthur Chronicle and declined to comment.
