Cawdor development proposal not backed by councils

A DEVELOPER hoping to build 5000 homes at rural Cawdor has asked the Greater Sydney Commission to change its plans for the area to allow the development to go ahead.

A DEVELOPER hoping to build 5000 homes at rural Cawdor has asked the Greater Sydney Commission to change its plans for the area to allow the development to go ahead.

In a submission to the GSC on its draft Western City District Plan, Frasers Property says the proposal at 505 Remembrance Drive, Cawdor, should be classified as an urban investigation area, making way for development.

In the draft plan, the GSC classified the land as a metropolitan rural area, ruling out any significant urban development on the site.

However, the Frasers Property submission argues the land’s proximity to the proposed M9 motorway and nearby infrastructure would support a potential 12,000 new residents.

“Due to Cawdor’s location, adjacent to the two existing urban release areas of Camden Park and Camden South, along with the imminent introduction of the outer Sydney orbital/M9 motorway ... the Classification of Cawdor as metropolitan rural area is considered to be unjustified,” the submission stated.

“It seems prudent that any areas located adjacent to the outer Sydney orbital should be earmarked for urban development.”

Camden Mayor Lara Symkowiak said the proposal would be an ‘overdevelopment’ of the site and was concerned that 5000 homes being built on the Wollondilly side of the Camden and Wollondilly border would have a detrimental impact for the area.

“I’d have huge concerns about it, first of all it’s on flood-prone land,” she said.

“There is a huge problem with it being on Wollondilly land but the people that are living there would be using Camden’s resources.

“It would be like Bridgewater but times that by 10; they would be using Camden’s roads, Camden’s library ... we would be subsidising another area. But my main concern is that is it’s just an overdevelopment of the area.”

Frasers Property submitted a draft proposal for the site with Wollondilly Council last year in which it outlined its plans and submitted evidence from experts stating the land was not flood-affected.

Wollondilly Mayor Judy Hannan said council was ‘not at all at this moment’ considering the proposal.

”There is nothing at Cawdor to provide public transport, there would be issues with flooding,” she said.

“At the moment Wollondilly Council is focused on delivering a great town at Wilton.

“It would be a long way off, we don’t even know what’s happening with the orbital motorway yet.”

Submissions to the Greater Sydney Commission on its draft plans closed in December.

The Commission is set to release its final plans by the end of March following the extensive consultation period.
