Campbelltown Council seeks feedback on Ingleburn CBD Planning Proposal

The transformation of Ingleburn’s CBD is one step closer to become a reality, with residents urged to have their say.

The high-rise transformation of Ingleburn is one step closer as council asks for residents to provide their feedback on the vision to transform the suburb.

A proposal to amend planning controls to implement Campbelltown Council’s vision for Ingleburn, known as the Ingleburn Precinct Plan, has been placed on public exhibition.

It comes as part of the push to create a “30-minute city”, a state government initiative to ensure residents could work, shop, and access all services within a 30-minute drive from their place of residence.

Ingleburn’s CBD area is bounded by Cumberland Rd, Ingleburn Rd, Suffolk St and James St and is about 42ha in area.

This planning proposal seeks to change planning controls in the area to provide for an increase in building height limits, higher density of commercial and residential development, more public open space and improved flood evacuation routes, car park provisions, and pedestrian access.

The vision would provide for increased building heights close to the town centre and station, this is in line with the Greater Macarthur 2040 Plan.

Under that plan, to maintain the scale and village feel of Ingleburn, buildings fronting Oxford Rd would be restricted to two storeys, with higher buildings set back from the street.

But it would enable taller residential and commercial buildings between four and eight storeys to be built close to the train station and surrounding the town centre to maximise pedestrian activity and increase trade for local businesses.

“Increased tree canopy cover will provide shade and shelter for walkable neighbourhoods within easy reach of shops and services,” planning documents state.

“The parkland character will be enhanced by the national parks and rural areas framing the city.

“The proposal would enhance the existing Ingleburn centre and provide a walkable town centre with a larger population.”
