A major racing precinct will undergo a multimillion-dollar expansion – set to feature a 10-storey hotel, childcare facility, and a conference centre – in a bid to boost the equine industry in southwest Sydney.
The $55m plans, lodged by William Inglis and Sons to Liverpool Council, for 155 Governor Macquarie Dr, Warwick Farm were approved by the Joint Regional Planning Panel.
The thoroughbred horse sales company vacated its historic equine sales complex at Randwick, and designed a new home at the Warwick Farm racecourse in 2017.
The result was the Riverside Stables precinct including a 150-room hotel, sales centre, stable and hospitality complex.
Now, the new accommodation will be an extension of the existing 146-room William Inglis Hotel and includes 73 additional hotel suites, a basement car park, a centre-based child care facility, conference centre, administrative office space, and an outdoor terrace bar.
The maximum capacity of the proposed child care is 60 children.
Plans for the redevelopment of the 10.64 h site said it would be a “centre for tourism and commercial activity based around the equine industry.”
“The development will not only enhance the site’s importance within the Australian equine industry but will also enhance the importance of equine related activities at the site within the Liverpool and NSW economy,” planners said.
The development comes months after the Australian Turf Club’s announcement to inject their multibillion-dollar windfall from selling Rosehill racecourse to refurbish the facilities and tracks at Warwick Farm, Canterbury and Royal Randwick racecourses.
Rosehill racecourse, owned by the ATC, will be converted into a new metro station, entertainment precinct with space for up to 25,000 homes.
The plans for Warwick Farm racecourse include lengthening and raising the straight on the track while Canterbury’s course could include a new track layout.
