Leppington: 93-dwelling subdivision planned for Camden Valley Way

Western Sydney 'one of the fastest growing' areas in the country

A new 93-dwelling, $34m subdivision is being planned for the growth corridor of Leppington in Sydney’s southwest, with plans currently before Liverpool Council.

Plans for the site reveal a mixed development, described in submissions as 85 townhouses and eight studios, listed for 1382-1384 and 1402, Camden Valley Way.

The plans include 70 lots listed as single dwellings, seven lots featuring three dwellings each, and one lot featuring its own studio, with the rest remaining vacant for future construction.

The smallest single lots are sized at 125 sqm, while the largest single townhouses are sized at 224 sqm.

The subdivision would also feature laneways with rear access to driveways, which the proposal claims would make the subdivision safer for pedestrians and children by minimising potential collisions.

With access to childcare a growing concern in southwest Sydney, the new subdivision is conveniently located next to a childcare centre.

The subdivision is planned for two existing lots, both of which already have homes on them.

Already one of the fastest growing areas in the southwest, Leppington has had its own train station built, along with community centres, schools, and upgrades to Camden Valley Way, where the subdivision is planned for.

That all occurred under stage one of the rezoning plan, taking place from November 2015.

In July 2021, the NSW Government Department of Planning and Environment followed through with stages two and five, again rezoning the Leppington Precinct, claiming that it would enable up to 2400 new homes, and 1900 dwellings across multiple stages.

Additional land was set aside for a new school to handle the influx of young families in the area, along with a 7.6 hectare park valued at $4m.
