Edmondson Park: Bathla propose apartments, retail precinct for Croatia Ave

A vacant plot of land near a bustling retail precinct could undergo a major $216m transformation - including 11 residential towers -and a retail precinct in a booming southwest Sydney suburb.

A vacant plot of land near a bustling retail precinct could undergo a $216m transformation featuring 11 apartment buildings – standing up to nine storeys – and a retail quarter in a booming southwest Sydney suburb.

Plans have been lodged with Liverpool Council on behalf of developer Bathla for a mixed-used site on 164-170 Croatia Ave, Edmondson Park – about 1km from the Ed Square shopping centre.

If approved, the site will be constructed in four stages and feature 598 apartments, 1289sq m of retail space, more than 920 parking spaces and green spaces.

The first stage includes a four-storey and nine eight-storey towers including 94 apartments in total, and a ground floor retail space along Buchan Ave and Soldiers Prde.

A three-level basement car park will be built, as well as a courtyard and communal rooftop terrace.

Three buildings will be built as part of stage two plans - standing four, eight and nine storeys high - featuring 164 apartments in total. The third stage will see two eight-storey buildings be delivered, containing 148 apartments and 482 carparking spaces.

The final stage of the urban precinct would include the final three buildings - standing five, eight and nine storeys high - with 194 residential units alongside two levels of basement parking for 276 spaces.

Planning documents state the proposal will be “compatible with the likely future and emerging redevelopment of the area.”

The proposed residential precinct is located near the $1.5b Ed.Square town centre at Edmondson Park which opened in 2021 next to Edmondson Park train station.

The retail hub promised an inner-city lifestyle in Sydney’s southwest and features an “Eat Street” with 24 hospitality venues, a Coles supermarket, medical centre, Event Cinemas, dental facility, chemist alongside 991 apartments and 893 terraces.

At the time of construction, Frasers Property Australia development director Warwick Dowler said Ed.Square was different from other master planned communities because of its connectivity.

“We have a train station which means that you can walk out your front door onto the train station and be in town in under an hour,” he said.

“It’s going to eventually link in to the new Western Sydney Airport, so the reliance on cars out here is going to reduce because we have such a great public transport network and you’ve got all this amazing retail offering at your doorstep.”

The plans has been referred to the Sydney Western City Planning Panel and are under assessment.
