$19m revamp for Crossroads Homemaker Centre, Casula

One of the state’s biggest homemaker centres could undergo a multimillion-dollar expansion to include a childcare centre and office space after the precinct changed hands for a mega $282m.

One of the state’s biggest homemaker centres could undergo a multimillion-dollar expansion to include a childcare centre and office space after the precinct changed hands for a mega $282m in a record deal.

AM Crossroads Unit Trust has lodged $19m plans with Liverpool Council to expand the 34,200 sqm southern portion of the homemaker centre on 10 Parkers Farm Pl, Casula to have a 112 space childcare centre, three retail stores, office and fast food space.

The current tenants on the southern precinct include Officeworks, RSEA, Blue Fit Swim School, Rebel Sport, Baby Bunting, Nick Scali and Amart furniture.

If approved, the empty site next to Amart furniture will be demolished for a two-storey extension to include 2,944 sqm of specialised retail space on the ground floor and 839sq of office space alongside a 1,921sq m child care on the first floor.

Planning documents state the childcare centre would operate on the first floor with dedicated staffrooms, two cot rooms, six playrooms and a large outdoor play area.

The facility will operate with a maximum capacity of 112 places with 24 allocated to zero to two years, 40 for two to three years and 48 for three to five years.

A total of 20 educators would work at the centre with proposed operating hours from 6:30am to 6:30pm Monday to Friday, excluding public holidays.

Documents state the proposed development would provide “positive impacts” including the “rejuvenation of an under-utilised site” and continue to serve the homemaker’s purpose to be a place of “employment and economic activities”.

The Crossroads Homemaker Centre was built in 2000 and boasts 1600 car park spaces and more than 35 big brand retailers including Petbarn, Bunnings, Freedom Furniture, Drummond Golf, Plush Furniture and Chemist Warehouse.

The $19m comes after Commercial property investment group AsheMorgan sold the Crossroads Homemaker Centre in October 2022 for double the $140 million it paid three-and-a-half years ago.

US-based real estate investment manager LaSalle Investment Management bought Crossroads Casula after an international expressions of interest campaign.
