A laundry list of “serious defects” has been uncovered in a newly minted apartment block in Sydney’s inner south.

One of Mascots newest residential apartment buildings has been slapped with nearly 40 serious defects by the NSW Building Commission from severe corrosion to structural beam defects, cracks in the floor and a plethora of fire safety concerns.

The Building work rectification order, which was sent to developer George Bouhoutsos on February 20, could force residents out of their home for 60 days while mandatory repairs are made.

Seven waterproofing issues were also identified by the commission.

Assistant building commissioner Elizabeth Stewart said that while the work likely to be costly, the risk these defects can have will not be tolerated.

“Considering the potential consequences as outlined in my reasons and the order, I give greater weight to the seriousness of the defect and failure to adhere to the Building Code of Australia,” she said.

“I have formed this belief balancing the risks that the serious defects pose against the period of time it will take to carry out the specified actions.”

The developer, who’s apartments are located at 1 Robey Street, could be up for huge fines if the defects are not rectified.
