Mt Colah: Plan for $5.7m, 17-townhouse complex to replace three houses

Plans have been been submitted to Hornsby Shire Council to demolish three homes and replace it with 17 townhouses with a basement carpark on the Pacific Hwy, Mt Colah.

A $5.7m complex containing 17 townhouses has been proposed to replace three houses in Mt Colah.

The proposal was first submitted to Hornsby Shire Council in 2017 but after making minor modifications the developer has resubmitted plans again this year.

The site at 497, 499 and 501 Pacific Hwy is located 1.1km from Mt Colah railway station and is close to parks and other community facilities.

According to planning documents, it includes the consolidation of three lots, the demolition of existing homes and the construction a two-storey multi-dwelling housing development with 17 townhouses and a basement carpark offering 38 car spaces and six bicycle parking spaces.

The building would have a “contemporary design” with a mix of three and four bedroom townhouses.

All dwellings include an attic level, a master bedroom with an ensuite, an additional bedroom, bathroom and storage.

As part of the proposal it will also have planned landscape works and the planting of canopy trees, feature trees, screen plantings and raised planter beds which aims to reduce “the physical bulk and scale” of the development while also providing “privacy” to the building’s residents.

Documents state the developer’s vision incorporates “increasing the housing choice and stock within Mt Colah” and “support the growth of the locality”.

While the council does not make public submissions available on its website, the development has received objections on website planningalerts.org.au.

Community member Brad Arthur wrote: “Please do not approve this application as the area of Mount Colah is already overcrowded and cannot cope with the number of persons (ie. electricity, water, roads, public transport, hospitals, schools tc.).”

A woman named Wanda also made a comment.

“Asquith is overdeveloped so don’t do the same to Mt Colah,” Wanda wrote.

“There are enough town houses and apartments in the area, so many still empty. No additional facilities, huge impact on traffic and parking already.”

The Hornsby Advocate has attempted to contact the developer.
