Nelson Road Village: Plans for Box Hill housing and shopping centre

A rural patch in Box Hill could soon be transformed into a four-storey ‘village’ with new key modifications planned for a retail and residential hub revealed.

A $55 million residential and commercial hub could soon transform a burgeoning Hills’ suburb.

Development plans were recently lodged with the Hills Shire Council for key modifications to the construction of a ‘Box Hill Village’ at 17 Nelson Road, Box Hill.

This proposed development is in a semi-rural area that is undergoing marked redevelopment — located within the North West Growth Centre, approximately 800m east of the Nelson and Windsor roads’ intersection and opposite the heritage-listed Marklye House.

According to the developer’s plans, this growth centre is “earmarked” as one of “the key regions … to meet the future housing needs of Sydney’s growing population for the next 20 years.”

The original development, which was approved in early 2018, proposes the construction of over 2000 sqm of retail space, a full-service supermarket, an 80-space childcare centre and 155 new apartments.

The plans state the childcare centre would have places for children ranging between zero to six years old.

They also reveal 155 new apartments would be distributed between five buildings, ranging from three to four-storeys in height.

The recent proposal outlines alterations to improve access to the 420 planned parking spaces.

They also seek to add two additional retail tenancies, a commercial carwash and two electric car charging bays.

The developer’s plans state these modifications will “assist with the ongoing transformation of the precinct from rural residential lots to higher density developments and … (provide) retail facilities for the rapidly increasing residential population”.

The proposal said it would help cater for the influx of new families moving into the rapidly growing area.

It “will strong contribute towards revitalising the subject area by providing retail facilities … (and) boosting the local economy of Box Hill and Rouse Hill,” planning documents state.

“(It will also) provide employment opportunities both during the construction phase and the ongoing operation of the centre.”

In January 2018, the original development application was approved by the Sydney Central Planning Panel.

The proposed modifications to this $55 million development will be determined in the coming months by the Hills Shire Council.
