Developing suburb has its second shopping precinct plans up for approval

A FOUR storey $55 million shop top housing complex containing a service supermarket, 19 retail outlets, an 80 place childcare centre and four residential flat buildings containing 187 residential units is planned for Nelson Rd in Box Hill.

The proposal will incorporate residential units over two levels of basement carparking for 480 carparking spaces and will include a mix of 69, one bedroom units, 101, two bedroom units and 17, three bedroom units.

Approval is sought for the supermarket, liquor store and childcare as part of this proposal.

The supermarket is proposed to operate between 6am and midnight, while the liquor store proposes to operate from 9am to 10pm, seven days.

The childcare centre is also proposed to operate from 7am to 7pm Monday to Friday and will incorporate: 12 children aged zero to two years-old, 20 children aged two to three years old, and 48 children three to six years old.

The site is about 800m east of the intersection of Windsor Rd and Nelson Rd.

The proposed development seeks to use the land in accordance with the zoning, provide retail services for the future surrounding residential community including a full service supermarket, a focal point for community interaction and take advantage of its proximity to both the existing Rouse Hill Town Centre and future Box Hill Town Centre, public transport, plus educational and recreational opportunities.

Unsuccessful attempts have been made to acquire adjoining parcels of land which are also zoned B2 to allow the entire local centre to be redeveloped at the same time.

It is noted despite this, there remains an opportunity for the adjoining sites to be developed in accordance with the planning controls for the precinct.

The application by Think Planners Pty Ltd is now in the hands of Hills Shire Council and the Joint Regional Planning Panel for assessment.
